Selling a beauty salon

What buyers look atin a beauty salon

A beauty salon is bought for its clients, its treatment rooms and the therapists who fill them. Buyers will want to know how busy each room is, which treatments bring in the money, how many clients are on courses or memberships, and whether the therapists are employed, self-employed or renting rooms.

Some things are particular to beauty and come up in almost every sale. Courses and packages that clients have paid for but not yet used are owed by whoever owns the salon after completion, so they need to be counted and allowed for in the price. Machines on finance, such as lasers, have to be settled or transferred. Some treatments need a licence or registration with the local council, and those do not always pass automatically to a new owner.

None of this is a reason not to sell. It simply needs setting out at the start, so a buyer sees an organised business and the price agreed on day one is the price paid on completion.

Buyers

Who buys beauty salonsand what they want

The most common buyer is a therapist ready to own a salon, followed by owners of nearby salons who want more rooms or a second site. Both want a steady client list, a team likely to stay and a lease they can live with.

Larger salons with a manager in place and strong figures also attract small groups and investors, who care less about the treatments and more about the profit and how much of it depends on the owner.

Confidentiality

Keeping the sale quietuntil you are ready

We work hard to keep your sale quiet until you decide to tell your team and your clients. Our listings are anonymous and never give the street. Every buyer agrees to our confidentiality terms before we send the full details, and the business name and address are only shared before a viewing, once we know who we are dealing with.

We take the enquiries, calls and paperwork, so nobody contacts the business directly, and we arrange viewings with you at a time that suits. No sale can be kept completely under wraps, because a viewing, a photo or word of mouth can give it away, but our process keeps that risk as small as it can be.

From the Anglo Swann Salon Price Index

A beauty salon taking £100,000 a year typically goes on the market for around £56,000.

Questions

Questions owners askbefore they sell

Usually a multiple of the profit the salon makes for one owner, after adding back your own pay and one-off costs. Room occupancy, the treatment mix, the team, the lease and prepaid courses all affect it. We provide a free, confidential valuation.

They are still owed to the client after the sale, so the new owner takes them on and the price is usually adjusted to reflect them. We work the figure out with you before the salon goes to market.

Some do and some have to be applied for again, depending on the treatment and the council. We flag it early so the buyer can apply in good time and the handover is not held up.

We do everything we can to keep your sale quiet. Listings are anonymous, every buyer agrees to our confidentiality terms first, and we arrange viewings with you. That said, no sale can be kept completely under wraps, because a viewing, a photo or word of mouth can give it away, so we will talk through with you when and how to tell people.
