What paperwork do I need to sell?the documents buyers ask for

Two or three years of accounts, recent takings, the lease, staff or chair rental details and an equipment list. Having them ready before you list means interest turns into an offer without weeks of waiting.

Buyers, their solicitors and any lender will all want evidence. A salon that can produce it quickly sells faster and holds its price better.

The checklist

  • Accounts for the last two or three years, and management figures for this year so far.
  • Takings by month from your till or booking system, ideally split between services and retail.
  • The lease and any variations, rent review memos and the landlord’s contact details.
  • Staff list with roles, start dates, pay and hours, and copies of contracts.
  • Chair or room rental agreements, with rent received.
  • Equipment list, noting anything on finance or lease.
  • Licences, registrations and insurance.
  • Booking system figures: active clients, visit frequency and rebooking rates.
  • Unredeemed vouchers, courses and deposits.

You do not hand all of this over at once. Summary figures come first, and the detail follows once a buyer has signed a confidentiality agreement and made an offer.
